Types of Home Loans in India: A Practical Guide to Every Product and Feature

People think a home loan is one product. It isn't. Buying a flat, building on your own plot, extending your house, or moving your loan to another bank — each is a different product, and choosing the wrong one costs money.
Quick answer
Home loan products depend on what you are financing — purchase, construction, plot, composite, improvement, extension, NRI, affordable, balance transfer or top-up. Features like fixed/floating/hybrid rates, overdraft linking (e.g. SBI Maxgain) and step-up EMIs sit on top. Not every lender offers every option.
Products vs features: get this distinction right first
A product answers "what is the money for?" A feature answers "how will it be priced and repaid?" A construction loan can be floating or fixed. A purchase loan can be a normal EMI loan or an overdraft-linked one. Keep these separate in your head and comparing becomes easy.
Home loan products (based on purpose)
1. Regular home purchase loan (new property)
For a ready or under-construction flat/house from a builder. For under-construction projects, money usually goes to the builder in stages linked to construction progress.
2. Resale home loan
For buying from an existing owner. Title checks matter even more — the lender verifies the full chain of documents and may need the seller's existing loan closed.
3. Home construction loan
For building on a plot you already own. Disbursed in stages after the lender verifies progress against an approved plan and estimate.
4. Plot + construction (composite) loan
One loan covering plot purchase and later construction. SBI's home loan terms list a "Combo" plot-purchase-plus-construction loan; other lenders have their own versions. Usually there is a timeline to start construction.
5. Plot loan
For buying a residential plot only. LTV is often lower than for a house, and many lenders lend only for plots in approved layouts. SBI lists "SBI Realty" for plot purchase.
6. Home improvement loan
For repairs, painting, waterproofing, flooring and similar work on your existing home.
7. Home extension loan
For adding a floor or a room. Needs an approved plan for the extension.
8. NRI home loan
For Non-Resident Indians buying property in India, with repayment from NRE/NRO accounts and overseas income documents, often with a Power of Attorney holder in India.
9. Affordable housing loan
For lower ticket sizes and lower-income buyers. Government schemes may apply from time to time — check current scheme rules before relying on any subsidy.
10. Pre-approved home loan
The lender assesses your eligibility before you finalise a property. Useful for negotiating, but final sanction still depends on property valuation and legal checks.

Additional money on an existing home loan, subject to repayment track and property value. Check end-use conditions.

Fixed, floating and hybrid rates
Floating loans move with an external benchmark like the repo rate. Fixed loans hold the rate for a period. Hybrid loans are fixed for some years and floating after. More in home loan interest rates 2026.
Overdraft-linked home loan (home saver) — SBI Maxgain
According to SBI's official home loan site, under SBI Maxgain the home loan is sanctioned as an overdraft. You pay EMIs as usual, and the drawing power reduces monthly by the principal part of the EMI so the overdraft closes by the end of the tenure. Surplus money you keep in the account reduces the interest charged — and you can withdraw it if needed.
Who it suits: people who keep large idle balances — business owners, professionals, people with bonuses. Who it doesn't: people who will be tempted to withdraw the surplus. Pricing can differ from a regular loan; compare carefully.
Hybrid term loan + overdraft
Some lenders split the loan into a term-loan portion and an overdraft portion. SBI has also listed a Maxgain Hybrid variant on this idea. Availability and terms change, so confirm the current version directly with SBI before deciding.
Step-up / flexipay repayment
Lower EMIs in early years that rise later, aimed at young earners expecting income growth. It eases the start but usually increases total interest. Not every lender offers it.

Product menus differ. SBI's home loan terms list general purchase/construction/takeover, balance transfer, SBI Realty (plot), Combo (plot+construction), Maxgain (overdraft) and NRI home loans.
