Frequently asked questions
What is LTV in loan against property?
Loan-to-value is the percentage of the lender's assessed market value that can be funded. Residential property is typically funded at 60%–75%, commercial at 55%–65%, industrial and warehouse at 50%–60% and vacant land at 40%–50%.
Is LTV applied on the guideline value or market value?
On the lender's own valuation report, which is usually close to realisable market value and often lower than the asking price. Guideline value matters for stamp duty, not for funding.
Can I get LAP if a loan already runs on the property?
Yes — through a takeover plus top-up, or a second charge if the first lender permits. The existing outstanding is deducted from the gross funding, which this calculator does for you.
Does high LTV mean the loan is approved?
No. Even at full LTV the lender still checks income cover for the EMI, title chain, legal and technical clearance, tenancy and bureau conduct.
