List of Banks and NBFCs Providing Loan Against Property (LAP) in India

27 Sep 2026

Looking for lenders that offer a loan against property? Below is a plain, non-ranked list of major banks and NBFCs in India with a current LAP product page, along with what differs between them and how to choose.

Please note: this is educational information, not a recommendation or ranking. Lenders are listed alphabetically. Product names, accepted property types, end-use rules, eligibility, loan-to-value (LTV), interest rates, fees and tenure vary by lender and borrower profile, and can change at any time. MoneyMax Fingrow is a loan advisory firm, not a lender; final approval and terms are decided by the lender.

Links go to each lender's own product page, checked in September 2026. We have deliberately not listed rates: published rates change often and your offer depends on your profile. For how LAP pricing works, read our loan against property interest rates guide.

Not every LAP can be used for business

Some lenders run separate LAP schemes for personal and business purposes. For example, SBI's personal-banking LAP is described as a personal-purpose loan, while its SME schemes are built for businesses. Some lenders also exclude uses such as speculative activity. Always confirm the permitted end use of the exact product — using funds outside it can breach your loan terms.

Bank vs NBFC for loan against property

Banks (typical)NBFCs / HFCs (typical)
Income assessmentUsually relies on ITRs, financials and bank statementsSome offer programmes that assess income from banking or business cash flow
PricingOften linked to an external benchmark or MCLROften priced off the lender's own reference rate
Property flexibilityMay be stricter on title, approvals and property typeMay consider a wider range of properties, depending on policy
ProcessCan involve more documentationCan be faster, depending on the case

These are general patterns, not rules — individual lenders differ. Both banks and NBFCs are regulated by the RBI. If your income is mostly undocumented, our LAP without ITR guide explains surrogate income programmes.

How to choose a LAP lender: checklist

  1. Property type — residential, commercial, industrial or plot; self-occupied or rented.
  2. End use — business, personal or balance transfer; confirm the product allows it.
  3. Eligibility and income assessment — which documents the lender accepts.
  4. LTV — share of the assessed value the lender will fund; see our LTV guide.
  5. Rate type — floating or fixed, benchmark, spread and reset frequency.
  6. APR and Key Fact Statement — compare the total annual cost, not the headline rate.
  7. Charges — processing, legal, valuation, documentation and stamp duty.
  8. Tenure — and the EMI it produces; check it in the EMI Calculator.
  9. Foreclosure and part-prepayment terms.
  10. Overdraft or dropline option — useful if your need fluctuates.
  11. Sanction conditions — read them with our sanction letter checklist.
  12. Documentation — title chain, EC, approvals, KYC and financials.
